API and Data Use Policy
Rules governing your use of Trovara data and reports

Permitted Uses
- Personal property research
- Sharing reports with your advisors
- Making informed investment decisions
- Saving reports for personal records
Prohibited Uses
- Reselling or redistributing data
- Training AI/ML models
- Systematic data collection/scraping
- Creating competing databases
- Removing attribution notices
- Commercial exploitation
1.1 Personal Property Research
You MAY use Platform data to:
- Research properties for personal purchase or investment
- Compare property valuations and market statistics
- Analyse areas and regions for relocation or investment
- Inform your property investment decisions
1.2 Professional Consultation
You MAY share reports with:
- Your personal lawyer for legal advice on a specific property
- Your accountant for tax and financial planning
- Your surveyor or architect for property assessment
- Your mortgage broker for financing purposes
Condition: Sharing must be for obtaining advice on a property transaction you are personally considering.
1.3 Personal Records
You MAY:
- Download and save reports for your personal records
- Print reports for offline reference
- Annotate reports with your personal notes
2.1 Data Redistribution
You shall NOT:
- Copy, reproduce, or distribute Platform data to third parties
- Publish Platform data on websites, social media, or other platforms
- Share login credentials with others
- Provide bulk access to Platform data to any person or organisation
- Sell, resell, license, or sublicense Platform data
2.2 Commercial Exploitation
You shall NOT:
- Use Platform data to provide services to third parties
- Incorporate Platform data into products or services you offer
- Use Platform data for any business purpose other than your own property investment decisions
- Create paid reports, analyses, or products using Platform data
2.3 AI and Machine Learning
You shall NOT:
- Use Platform data to train, fine-tune, or validate any AI or machine learning model
- Feed Platform data into large language models or chatbots
- Use Platform data to improve any automated decision-making system
- Create synthetic datasets derived from Platform data
2.4 Systematic Collection
You shall NOT:
- Scrape, crawl, or systematically extract Platform data
- Use automated tools to collect data beyond normal use patterns
- Aggregate Platform data to create databases or datasets
- Circumvent rate limits or access controls
2.5 Attribution Removal
You shall NOT:
- Remove, obscure, or alter attribution notices (e.g., "Data by CASAFARI")
- Present third-party data as your own analysis
- Claim ownership of Platform data or Proprietary Scores
3.1 CASAFARI Data
Data from CASAFARI (valuations, comparables, market statistics) is subject to additional restrictions:
- 7-day freshness: Data is refreshed regularly; do not rely on cached data beyond its validity
- No AI training: Explicitly prohibited by license
- Attribution required: "Data provided by CASAFARI" must remain visible
- Geographic limits: Currently licensed for Italy only
3.2 Google Data
Data from Google (maps, places, amenities) is subject to:
- Google's Terms of Service
- Prohibition on creating independent location databases
- No offline storage of map tiles or place data
3.3 Government Data Sources
Data from official government sources is generally available under open data principles:
- OMI (Agenzia delle Entrate): Official Italian property valuations
- ISTAT: Italian national statistics and demographics
- Eurostat: EU-wide economic indicators
- Banca d'Italia: Italian central bank financial data
- FRED (Federal Reserve): Macroeconomic indicators
- ECB: European Central Bank data
- INGV: Italian seismic risk data
- ISPRA: Hydrogeological risk data
Government data must not be misrepresented or distorted. Attribution to original sources is maintained.
3.4 OpenAPI Catasto (Cadastral Data)
Official Italian Land Registry (Catasto) data is accessed via OpenAPI.it under a commercial license:
- Data source: Agenzia delle Entrate (Italian Revenue Agency) via OpenAPI.it
- Personal use only: Cadastral data may only be used for personal property research
- No redistribution: Cadastral records may not be copied, redistributed, or resold
- Attribution required: "Cadastral data sourced from Agenzia delle Entrate via OpenAPI"
- Verification: Data should be verified with official sources before legal transactions
Cadastral data includes: property classification, rendita catastale, ownership records, and surface area from official Land Registry records.
4.1 What Are Proprietary Scores?
Trovara calculates proprietary metrics including:
- Investment Score: Overall investment attractiveness rating
- Liveability Score: Quality of life assessment for an area
- Risk Assessment: Potential risks associated with a property/area
- ROI Projections: Estimated return on investment scenarios
4.2 Ownership and Restrictions
- Proprietary Scores are the intellectual property of Trovara GmbH
- Scores are calculated using our methodology combining multiple data sources
- You may NOT reverse engineer, replicate, or extract our scoring algorithms
- Scores are provided for informational purposes and not as financial advice
5.1 Account Actions
Violations of this policy may result in:
- Warning notification
- Temporary suspension of access
- Permanent termination of account
- Forfeiture of unused Credits
5.2 Legal Remedies
We reserve the right to pursue:
- Injunctive relief to prevent further violations
- Damages for losses caused by violations
- Recovery of legal costs and expenses
5.3 Third-Party Claims
You may be directly liable to Third-Party Data Providers (such as CASAFARI or Google) for violations of their terms through your use of our Platform.
