Why the Trovara Report Now Costs €109 — and What You Get for It

From today, a Trovara Individual Property Report costs €109. Three reports are €249 (€83 each) and six are €399 (€66.50 each). Until now a single report was €69. We would rather explain a price rise than hide it in a footnote, so this article is the explanation: what the report has become, why we think €109 is the honest price for it, and what does not change.
The report you get today is not the report we priced in spring
When we set €69, the report was a strong first draft of an idea: put the checks a notaio, a geometra and a local agent would run into one document, before a foreign buyer commits to anything. Since then, almost every section has been rebuilt on official or licensed data rather than estimates. The list is long, so here are the parts that most change what a buyer can rely on:
- Seismic classification per comune. Italy's seismic zone is set by each Region for every single municipality, and it varies sharply inside a region. The report now uses the official Dipartimento della Protezione Civile table for all 7,896 comuni — no regional averages, no defaults.
- Flood and landslide risk from ISPRA. Hydrogeological hazard classes now come from the national IdroGEO data, weighted by how much of the comune each class actually covers, so a sliver of high-risk land no longer badges a whole town.
- Official OMI valuations. The Agenzia delle Entrate's price-zone benchmarks sit next to the licensed CASAFARI valuation and real comparable sales, and the report tells you when the sources disagree by more than it likes.
- Architect Vision. For properties that need work, the renovation section now includes concept renderings and a budget that is derived from its own line items — so the total you see is the total you can add up.
- Short-term-rental rules down to the municipality. Regional baselines are reconciled with what the legal research finds locally, because a comune can ban new short lets on its own — Florence did.
- Tax and incentive maths that match current law. Registration tax, IMU, the post-2025 renovation bonus rates, and capital gains only where Italian law actually levies them.
- Five languages, 25+ official and licensed data sources. The full report — not just the interface — is generated in English, German, French, Italian or Spanish.
Every one of these costs us real money per report: licensed valuation calls, official data, AI research with citations, and a lot of engineering to make the numbers agree with each other. More importantly, every one of them changes what the report can protect you from.
What €109 buys, measured against the alternatives
A geometra's site survey in Italy typically runs €300 to €600, a lawyer's pre-purchase due diligence €800 to €2,500. Neither replaces the other, and neither is something you order for every property on a shortlist. The Trovara report sits in front of both: it is the document that tells you which properties deserve a geometra's day, and what to ask them to look at. At €109 it is roughly a third of one site visit, and about 0.05 % of a €200,000 purchase — where a single missed constraint, an unpermitted extension or an over-optimistic valuation costs thousands.
We also kept the bundles deliberately generous. At €66.50 per report, the six-pack costs less per property than a single report did before today — because the buyers who use Trovara best are the ones comparing several properties, not betting on one.
Partnerships, and more countries
The first estate-agent partnerships are live. Beyond Italy, Spain is next. The new price is also what lets us fund that without cutting corners on the data.
What does not change
