A start on short-term-rental legality, town by town

If you're weighing an Italian property partly for short-let income, whether the local comune actually allows new short-term rentals matters more than the national rules do — and it's a question generic guides rarely answer at the town level. We're building that check directly into the report, comune by comune. It currently has verified, first-party detail for a small number of towns — starting with Florence, where new short-let authorisations have been blocked since 21 June 2026 under the comune's own ordinance (grandfathering existing operators to roughly May 2028). We're adding towns one at a time, each checked against the comune's own published rules, so what you see is always sourced to the comune itself rather than a general regional summary. Alongside it, reports note when a property needs a CIN (Codice Identificativo Nazionale) — Italy's mandatory national ID code for any short-term rental listing.
