Important for US Buyers

Italy does NOT offer a Golden Visa for property purchase alone. Property ownership does not grant residency. However, it strengthens applications for the Elective Residence Visa and other long-stay paths.

Short-Term Stays

Up to 90 days within any 180-day period visa-free (passport only). Valid US passport required. The EU Entry/Exit System (EES) biometric registration is now rolling out at Schengen borders — US visitors may be asked for fingerprints and a photo on first arrival.

Long-Term Residency

Must apply for visa at Italian consulate BEFORE traveling. Options include Elective Residence Visa (passive income), Digital Nomad Visa (remote workers), Work Visa, or Self-Employment Visa.

Property Purchase

US citizens can buy property freely under reciprocity agreements — same rights as Italian citizens. No visa required to purchase. Owning property strengthens residency visa applications.

Path to Residency

The Elective Residence Visa is the most common path for American retirees. The statutory minimum is €31,000/year passive income, but consulates in practice typically require €100,000+/year to approve. Remote workers should consider the Digital Nomad Visa instead.
